What is the intent of the Community Profile?
The purpose of the Gibsonton Community Profile is to provide an analysis of market and economic development trends affecting demand for new development and redevelopment in the Gibsonton Community Plan area. The profile will examine current data for patterns and trends in the overall Gibsonton community, with a focus on the commercial corridors of Gibsonton Drive (main street) and US 41, as well as water-dependent commercial uses along the Alafia River, and the Show Business Overlay District. Scope of the Study

FAQ
Q: What is a Community Character Profile?
A: This profile updated the data (demographic and economic) associated within an adopted community plan while asking those who live and work within the Community Plan boundary to provide feedback on what they see are the strengths, weaknesses, threats or opportunities within the community now and in the future. Think of the profile as a temperature check for your community. The profile provides an analysis of market and economic development trends affecting demand for new development and redevelopment in the Community Plan area. The profile examines current data for patterns and trends in the overall Gibsonton community, with a focus on the commercial corridors of Gibsonton Drive and US 41, as well as water-dependent commercial uses along the Alafia River, and the Show Business Overlay District.
Q: Did this study change the adopted Gibsonton Community Plan?
A: No. A different planning process must occur to change any adopted community plan. A Community Character Profile may provide the impetus to begin that process based on public input and data collection but by itself can’t enact a change. The Board of County Commissioners would need to direct staff to conduct a specific study which would propose changes to an adopted Community Plan. If staff was directed to conduct such a study every property owner within the community plan boundary would receive a mailed notice at the start of the study with an invitation to participate in a community meeting and provide input to the Community Plan. An additional notice would be sent to all property owners within the community plan boundary at the conclusion of the study. The elected Board of County Commission has the final say on any proposed change to a Community Plan.

A: No. This study does not change land use or zoning, only to provide factual data and analysis about current and future trends that are designed to benefit those living and working within the Community Plan Boundary.
