About the Plan

The Greater Palm River Area community is located adjacent to the City of Tampa, south of State Road 60/Adamo Drive, west of US Highway 301 to McKay Bay, and north of the boundary of the adopted Riverview Community Plan boundary, south of Madison Avenue/Progress Boulevard.

The proposed amendment to the Future Land Use Element will add text in the Community Plan and Special Areas section to include the Plan’s Vision, Goals and Strategies, boundary area and associated concept maps.

A list of seven themes/issues emerged: Infrastructure and Utilities, Crime and Public Safety, Traffic/Transportation, Parks and Recreation, Planning and Growth/Economic Development, Senior/Social/Health-Medical Services/Schools, and Environmental and Natural Resources. All the themes/issues, through consensus became the basis for development of the Plan’s vision statement, concept map, and proposed goals and strategies. 

The Greater Palm River Area Community Plan desires to retain a mixture of open spaces, large lots, and developed parcels; maintain high‐home ownership ratio, diverse multi‐cultural Community assets and neighborhoods, and historic landmarks. The community values the multi‐generational residential makeup; seeks to minimize thru traffic on local roadways, focusing thru trips to arterials; and desire to preserve and protect waterfronts, and recreational and environmentally‐sensitive lands. This Vision is graphically represented on the Greater Palm River Area Concept Map.

 

The environment recognizes and fosters an economically diverse community that includes additional residential, commercial, office, and industrial development accomplished through planned growth. It supports a mixture of old and new residential; both large lots with individual homes and higher density developments in appropriate areas as well as commercial, industrial development, and viable agricultural uses. New development and redevelopment will be encouraged to fit the characteristics of the existing and historic community. Community centers, sports complexes, parks, greenways, and water‐way access were established to provide a wealth of services and recreational opportunities to the community.

Plan Status

This plan was effective August 26, 2008 . In September of 2022, the Board of County Commissioners requested the plan be updated. If you would like further information, please contact the Planning Commission or visit the project website for the update.

CPA 08-08 Effective date:  August 26, 2008.

Documents

Community Plans adopted before 2009 do not include documents and meeting files at this time. This plan was effective November 10, 2007. Request for further information should be directed to staff.
